Roof, chimney, flashings
The covering, the ridge, the valleys, the chimneys, the metal flashings, the gutters and the roof windows. Visible losses, displaced elements, soiling and the places that need checking by a roofer.

Thermal pass around the house
A thermal image of the façade and the roof planes: we record the places where the surface is clearly warmer than its surroundings. You receive a list of such places with their location, to be checked by an auditor or a contractor.

When thermal imaging works
From October to March, before dawn or after dark.
This is not a whim but physics: to see heat escaping, the inside has to be warmer than the surroundings, and the façade must not be heated by the sun. A flight at noon in July will give a pretty picture with no information in it.
The heating season
The house heated, steadily, for several hours before the flight. Outside the season we carry out the roof part and move the thermal one at no extra charge.
Before dawn or after dark
At least two hours after sunset or before sunrise, so that the façade has had time to give off the heat that came from the sun rather than from the house.
No rain, light wind
A wet wall evens out the surface temperature, and wind blurs it. In such conditions we move the date instead of forcing the flight through.
Honest about the limits
This is not an energy audit. And nobody should call it one.

- grounds for a claim against a contractor
A visible temperature difference is not confirmation of a defect, and the absence of one is not confirmation of a tight envelope. Glass and sheet metal reflect, so the method does not work on them. We say this before the sale, not in the report.

Questions
Six questions that house owners ask.
Is this an energy audit of the house?
No, and it cannot be one. An energy audit and an energy performance certificate belong to a separate legal regime and are carried out by a certified auditor. We capture a thermal image and show the places where the surface is warmer. What follows from that is judged by the auditor or the contractor - and this is exactly the material worth taking to them.
Why is the thermal pass only in winter?
Because without a temperature difference between the inside and the surroundings there is nothing to observe. Heat has to have somewhere to escape from and to. We carry out this part in the heating season, before sunrise or after dark, with no precipitation and in light wind. Outside the season we carry out the RGB part and move the thermal one to an agreed date at no extra charge.
Will you tell me where to add insulation?
We will tell you where a raised surface temperature is visible and what is worth checking first. The scope of the works and whether they make economic sense is a decision taken with an auditor or a contractor, on the basis of broader data than an image from the air. Our material shortens that conversation but does not replace it.
Will anyone climb onto my roof?
No. The whole job is carried out from the air. We do not put up a ladder, we do not walk on the covering and we do not risk damaging tiles or flashings. That is in fact one of the main reasons people order this service instead of going up themselves.
What about the neighbours' privacy?
We frame your property, not the neighbourhood. We minimise the recording of people and of other people's land, and the material has a defined retention period and restricted access. We do not fly over bystanders. If the geometry of the plot forces a pass over a neighbouring property, we say so before the flight.
How long does it take and when will I get the material?
The visit usually takes 1.5 to 3 hours, depending on the size of the house and the scope. The material we hand over usually within 3 business days. The flight date is always conditional: it depends on the zones, the surroundings and the weather, and for the thermal part also on the conditions described above.
